Upon leaving Dusty Highway in Grand Anse and driving toward Petit Valley Road, one takes the left
turn at the top of the hill onto Amber Belair Road and drives along, uphill for approximately 270
yards before taking a sharp right turn after which the property is found immediately on the left. The

Property Description:
The building is constructed of concrete block walls on reinforced concrete decks supported by a
frame resisting reinforced concrete column and beam arrangement on reinforced concrete
foundations. It is capped with a concrete roof and enclosed with large aluminum framed windows
and large aluminum framed doors with glass panels.
The upper floor has an area of approximately 5,234sq ft and encloses 5 bedrooms each with en-
suite bathroom facilities and two with their own private balconies, a separate powder room, a
laundry, an open plan kitchen, living and dining area a large L-shaped, covered veranda and a large
open deck with a newly constructed swimming pool.
The internal kitchen cabinetry and bedroom closets are framed in hardwood and the decorative
finishes inclusive of painting and tiling are complete. Installation of the air conditioning, water
heater, sanitary fixtures and electrical fixtures are all complete.
External wall finishes include a combination of textured paint – (trowel-on), tiled areas and painted
areas all on a sand-cement render.
The lower floor encloses and area of approximately 3,492sq ft and is divided into four apartments
with each apartment containing two bedrooms, one bathroom, and open plan kitchen living and
dining area and a verandah.
All internal decorative finishes, cabinetry, closet, electrical, sanitary and air conditioning
installations are complete.
The ground floor level of the building is accessed from the rear and has been developed to include
four studio type apartments. All structural and masonry work is complete and the windows and
doors have been installed. Work required for completion of the units includes the following
